Issuing an Eviction Notice to Quit is a legal requirement
that informs the tenant of your intention to evict and offers the tenant the opportunity to either remedy the violation or leave the premises voluntarily.
If the tenant does not respond before the deadline as stipulated, only then will you file a lawsuit to evict the tenant and the eviction process will begin.
For some violations the tenant may be given the option to remedy within a specified time, e.g. pay outstanding rent owed or move a pet out that is kept in violation of the rental agreement.
For other violations, such as the tenant engaging in criminal activities or being a danger to others, there may not be any other option given but to vacate the premises.
When using our eviction form below, be as specific and detailed as possible when citing your reason for evicting the tenant. Where applicable, quote the relevant clause in the lease agreement and the date or dates when the tenant was in breach.
If possible, get the tenant to sign as proof of receipt.

The eviction notice to quit template and any of our other landlord forms can be copied into any word program at No Cost. Proper tenant screening, however, is the first step to avoid having to serve legal notices.
If you cannot personally attend to the eviction of a tenant, you can authorize another person to act on your behalf in this matter. Use our power of attorney for real estate as template - delete any clauses not applicable.
If the person you appoint does not have knowledge of the legal process, you may also want to add a provision that your agent may hire the services of a reputable attorney or collection agency - which you will pay for.
