This free rental agreement is a one-page condensed legal form.
Our aim here is to record the main elements of the lease and to cover the points that form the basis of most rental or lease agreements.
You can use it to formalize a week to week or month to month rental agreement or extend it into a longer lease period.
Note: The word rental is typically used for a short term tenancy and the word lease when the agreement will bind the parties for a longer period (6 months and more).
You can also use it as a template for a month to month tenancy which you can expand according to your needs.
For example, if you want to specify that pets are not allowed, you can do so in the section containing the terms and conditions of the lease.
A simple rental agreement can work perfectly if both Landlord and Tenant act according to generally accepted law and fulfill their obligations. However, there may be a higher risk of disputes because many provisions are not stipulated and agreed to in writing.
Having said that, a "problem tenant" can cause endless headaches, even with the most extensive agreement in place.

Terms and Conditions of the
Lease:
1. The Tenant undertakes to look after the Premises
and return it in the same good order and condition as received. No
material changes shall be made to the Premises or its contents without
first getting written permission from the Landlord.2. Any damages or unauthorized alterations to the Premises shall be repaired or restored at the cost of the Tenant. Pre-existing damages and normal wear and tear excepted. 3. Upon moving out the Tenant shall return all keys to the Premises to the Landlord and supply a forwarding address. 4. The Landlord shall return the Security Deposit less any charges for damages or cleaning to the Tenant within ______ days of the Tenant moving out. 5. All parties undertake to abide by the residential tenancy law in the jurisdiction of the Premises and breach by either party shall entitle the other to applicable legal recourse. |
